Water Damage Restoration Cost Calculator

Put in the affected floor area and the water category to get a cost range per square foot, with drying and reconstruction separated. The figures are published national averages rather than our prices, because we are a referral service and do not set rates.

Estimate your cost

Estimate the mitigation and rebuild cost for a water loss using published national averages. Water category moves the figure more than floor area does, because clean water is dried and contaminated water is removed.

sq ft

Clean is a supply line, gray is appliance discharge, black is sewage or outside flood water.

Not a quote. Published national averages, for orientation only. Actual cost depends on how long the water sat, what materials are involved and your local market. Get a written estimate.

The rates behind it

Two separate numbers, and conflating them is the main source of sticker shock in this trade.

Water category What it is Mitigation per sq ft
Category 1 Clean, supply line or tap $3.00 to $4.00
Category 2 Gray, appliance discharge $4.00 to $7.00
Category 3 Black, sewage or flood water $7.00 to $7.50 and up

Reconstruction runs about $20 to $37 per square foot and is billed separately. That is ordinary building work, priced like building work, which is why a drying quote and a finished room are very different numbers.

For scale, Angi put the 2026 national average for a whole water damage project at about $3,868, with most falling between $1,383 and $6,369, drawn from 1,500 verified jobs.

What the calculator cannot know

Floor area is the input people have. It is not the input that decides the bill. How far water travelled under flooring and into wall cavities, how long it sat, whether the subfloor is salvageable and what the drying readings do on day three all move the figure, and none of it is visible from a square footage. Treat the output as an order of magnitude, not a budget.

Frequently asked questions

How much is water damage restoration per square foot?

Mitigation, meaning extraction and structural drying, generally runs $3.00 to $7.50 per square foot nationally. Where you land inside that range is set mostly by water category: clean water from a supply line sits around $3.00 to $4.00, gray water around $4.00 to $7.00, and black water from sewage or outside flooding at $7.00 to $7.50 or more. Reconstruction is a separate and much larger figure, roughly $20 to $37 per square foot.

Why does the calculator give a range instead of a price?

Because a single number would be a quote, and nobody can quote a water loss without seeing it. How long the water sat, how far it travelled under flooring and into wall cavities, and what materials it reached all move the figure, and none of that is knowable from floor area. A range built from published averages tells you the order of magnitude, which is what you need before you call anyone.

Does the estimate include repairs or just drying?

Drying only, unless you tick the reconstruction box. This matters more than any other setting. Mitigation and reconstruction are billed separately in this trade, and assuming a drying quote covers putting the room back is the most common misunderstanding in the whole process.

Why does water category change the price so much?

Because clean water is dried and contaminated water is removed. Porous material that absorbed Category 3 water cannot be reliably disinfected, so carpet, pad, drywall and insulation come out rather than being saved. Add protective equipment, containment and regulated disposal and the same floor area becomes a different job. Clean water also degrades to gray within about 48 hours, so delay can move you up a category on its own.

Will my insurance pay this?

Often, if the loss was sudden and accidental, such as a burst supply line or a failed water heater. Gradual leaks and flood are excluded. Most restoration contractors bill the carrier directly rather than asking you to pay and claim it back, and you pay your deductible.
